If you're able to, house hacking is one of the best ways to start, getting a loan in your name so you get the lower interest rate, live in the property, and rent out the extra rooms.

Depending on what you consider these upgrades to be, it can be VERY challenging doing work on a tenant-occupied unit while they're living their; perhaps even dangerous at his age depending on the work you'd do.Lease - I would STRONGLY recommend you don't use a generic lease as a baseline and try to adapt it.
