Lots of newbie investors get into real estate on a bad deal and expect everyone else to pay for their mistakes. 

Thank you to the people that come forward and post about the bad and not just the good.

If you've done a comparative market analysis and your asset is congruent (or better) than others, than you should expect similar DOM.I had an agent tell me once, "there are no bad properties, only bad prices." 

That's not a bad idea.

The market is changing – not in a bad way, just in a way that requires a smarter, more strategic approach.

If it is gradual, then it is not as bad.

But in my experience, getting a bad tenant just to fill the vacancy can end up costing far more than waiting a bit longer for the right one.

So  sometimes, it is suggested to look at the reason for the bad credit and to look beyond the credit score.

The reason why class maps are hard to find here is because every area has pockets, so one street could be really bad while another street could be really good within one pocket.
