You want to get in there and try to recoup as much of your damages as possible as soon as you possibly can. 

Occupancy is important to profitability so you'll want to get on as many sites as you can in order to reach as many potential renters as possible.

Well the truth is, it takes a certain breed.

I settled on allowing dogs and cats under 25 pounds and no aggressive breeds.  

Interestingly, the most popular dog breed across all three cities is the Labrador retriever.
