personally i think PPC is the next thing as the prospect is the one approaches, we just position the idea in the right way and they take action, which increases the quality of the conversation but i didn't imagine it would have that much impact on other lead generation techniques. 

Expect more lender diligence with TICs; many banks want carve-out guarantees from each co-owner and may limit how many people can be on title, so have that conversation early.You don’t actually have to choose one or the other.

If what you perceive is a high quality effort yields nothing after a year, it’s time to pivot, but to me these three would be higher probability than getting a more random side hustle just to bring in direct time for money  near term income, unless you have a specific savings goal and use for the proceeds.As you approach a year, start having conversions with both this lender and some traditional lenders to get an idea of what you can qualify for for financing.
