If you get labeled as dealer because you have done several flips, and thus the IRS looks at you selling properties as if they were inventory off of a shelf, you can lose valuable tax benefits like being able to participate in installment sales, 1031 exchanges, loss of capital gains rate on any property sales (all future sales treated as ordinary income, along with many other negative tax implications.

Their service states that they ensure spam labeling protection up to specified numbers of calls and it was also mentioned when I called them regarding their services so I disagree that purchasing their multidialer service and being given a number that is marked as spam on the first call is anything less than unacceptable.

Make it a standard practice to show all of your tenants where the main water shutoff valve is and label it clearly so they know how to shut the water off right away if something like this happens.
