We were initially looking to invest $100k (down payment and renovations) in a property in the Catskills between Windham & Hunter ski mountains (2 hour drive from where we live in NYC), but cant seem to make the numbers work with the property we were interested in regarding ADRs and seasonality for the size of investment we were looking to make.

If you are not finding news articles, corporate websites, etc with the guru named, and their linked profile doesn't link to an actual company, I would be skeptical.Before I would sign up for anything, I would talk to her (or any other guru) to understand first: are they even competent enough to teach what they are, and second: the logistics of the course: is it pre-recorded content or live?

IDK how a family with kids can live well for under 125,000 gross - that's 8k net a month, you are doing okay, but definitely not taking the kids to Disney!

Not sure how far you are away from having enough saved but I would start hustling in the meantime till your lease is up. 64K is a solid living($5,333 a month pre tax), is the $2,600 in rent before the split or after?

What you're planning to do is run it like a boarding house.You'll want to confirm with the local municipality that this is allowed.These are actually fairly easy to manage while you are living there and self-managing.Once you move out though, it is more difficult:(Occupants will be sharing a lot of common areas NOT usally shared in a separate rental: fridge, stove, cupboards, bathrooms, furniture, etc.
