The figures presented in this thread are all "Metro Level" and include the following counties for Pittsburgh - Allegheny, Armstrong, Beaver, Butler, Fayette, Washington, and Westmoreland.  

That is done a lot here with properties built before hydro dams made power here the cheapest in the nation.A simple cost/benefit analysis will answer a lot of questions, including this.

All BS so now I treat it like an auction I have 10-15 companies quote the dam job then I show the others my lowest numbers and they can fight for it I got the money on the table for rehab work but I don’t have time to listen to news that has nothing to do with my business.

I do that in my own portfolio by buying in Washington and Beaver counties.

I have fished the White River below Beaver Lake Dam, and at Roaring River State Park just across the border in Missouri.

Thinking ahead, I purchased flood insurance and was covered this time, also think the outlet jammed up again by Beavers which was cleaned afterward.I am now looking to sell the property and buy something larger with more units.
