The home I’m in the process of buying was awarded to the seller (paid off) in a previous marriage.

Its seller financed deal for 4 yrs, and $0 payment for first 6 months as we rehab and reset the properties.

We think of creative financing as be beneficial to the buyer; almost never do we think of seller benefits (except for the “illusionary” so called “benefits” gurus suggest buyers use to entice sellers into “creative” situations). 

Was able to get seller to provide $3400 seller credit How did you finance this deal?

I've started pitching the fact that I would be willing to do a 203k loan with the financing so the seller doesn't have to worry much about post inspection repairs but that's something new I've started doing.  

If the AC works , as a seller I would say no . 

Or the consistent inventory that delists by Oct/Nov, re-lists the following March coupled with new inventory that creates an inventory logjam.It's also now not just rates that are preventing sellers from selling-- it's also being underwater on the loan.And people just don't have the income to qualify.

It is great to be motivated but 30-60 days to do your first deal may be too fast.

Purchase price: $160,000 Cash invested: $250 Seller is willing to owner finance but I'd like to wholesale my contract for $12,000.

I just started in Detroit so it's motivating to see what's possible.
