We are considering a refi into a commerical and pulling out the equity (BRRRR) so we can get the property appraised on profit and not comps because in this area these properties rarely come on the market which led to a very low appraisal for our buying process but still considering and investigating this plan as I am not very knowledgable in the commercial loan process.  

Call about to all the Commerical lenders, a few will say yes to totally out of state (most say no), but you only need one to say yes.

Asking $350k for a 5 plex, Gross rent is $3200 with tenants being long term doctors, property taxes are high but when I crunched the numbers roughly I got$38,400 Gross Rents-$4800 year property tax-$4600 yr electricity-10% management-5% vacancy= $23,400 or $1950 per month , 6.6% CAPI'll try to get the CMHC 15% Commerical 40yr mortgage if not then at regular 20% down , 30yr 3.5% rate my payments are $1254 per month This will net me approx $700 month cash flow while only needing $70,000 down.

Why would you even think about permitting someone to run a business out of  your rental property  Your not commerical propertyDon't even call your insurance company don't raise a flag asking that type of question !!
