What's going on in the neighborhod; are they tearing the street up in front of it, are the neighboring houses harboring bad guy types, does the house next door have gang graffiti on it, does it smell like old fashioned heavy paint smell, does it smell like animal odors inside or outside, etc...

I'm not wasting time on dead leads or playing phone tag all day.Honestly, it’s taken so much of the busy work off my plate, so I can just focus on closing. 

Books are great, but the best way to learn about flipping is to know local investors who are doing and building relationships with them so that you can tag along on their sites.

I'm a General contractor and it's best to get it permitted while you are doing the renovations because the city will check prior to plans being drawn up or permits issued, you'll probably have to open up the walls and let them see it was built to code, if not they will not issue you permits for the new work or work place a red tag to demo it completely.
