Pick a desirable neighborhood that produces quality tenants.Just to drive the point home, here is what I am personally doing: over the last 7 or 8  years we have gone from investing in basically half of Milwaukee (1.6 million metro area) to only investing in a 20 min zone around where we live.

Networking events are OK too as long as you choose the right ones and/or focus on making quality connections.Referrals and past clients are a big part of my business but I can't say I rely on it.

The better the leads, the more they cost, so it really comes down to your allocation of time versus the money you want to spend.If you want to spend more and want quality leads, I recommend inbound marketing such as PPC, Facebook, or YouTube.However, if you have time, I would recommend going the outbound route with either cold calling, texting, or direct mail.There are additional methods, but those are the ones we have used in the past.
