I like to utilize these tools when I am doing "mindless activities" such as washing dishes, getting ready for work in the morning, driving around, etc...My last piece of advice is find a local REIA which is like a real estate investors club.

And just having some dirty dishes in the sink and some old or rotten fruit sitting on a table somewhere can cause them to multiply quickly.

Other things you need to factor in: utilities like satellite TV/internet (which, since the house probably doesn't have access to cable, internet can be An Issue), and will the HOAs allow short-term rentals?  

Adding crisp white towels, a decorative soap dish and small potted plant on a window sill is a expensive way to elevate a bathroom.

With short-term rentals, you are responsible for those things but also things like pool care, lawn care, pest control, electrical, cable, furniture maintenance, dishes/towels/utensils/etc, cleanings, (you see where i'm going with this), essentially you are operating a hotel.

Go to google maps and look at satellite picture and 'walk' down the street and see what businesses are next to his and contact them and ask, if the business is still in existence . 

But you can just write off Indiatlantic, Cocoa, Cocoa Beach, Satellite Beach and a few others, you'll never get approval and they do check occasionally.
