The rest of the money is up to you, you can reinvest it to another area with good returns, use it for any other investment ETFs, Mutual Funds, or even Bitcoin.

I have also intermittently sold and invested in Bitcoin--Stock--and then back into RE.

@Chris Schorre NFT's are trendy right now but it's still at the early stage, a guy pitched me a similar project a year ago, they were using blockchain technology to sell fractional ownership of houses and multifamily in Detroit.

Wanting to connect with other agents/people that are exploring blockchain for Real Estate and companies that are focused in this area as I believe its the way forward on so many levels.

I wouldn't place all my capital into any single asset class, be it rentals, bitcoin, stocks whatever. 20% ROI on leveraged real estate used to be a reasonable number but now with markets being the way they are I find it a but hard to accept.

Why not Bitcoin/cryptocurrencies?

 $60k in this property could be invested in Bitcoin or Apple stock or a SP500 index fund.  

I would put the minimum down that the lender requires plus closing costs, have an expense reserve for repairs, and any left over, that's the start of the war chest for future deals.My two bitcoins.

Blockchain is being heralded as one of the most exciting technologies in years, and there's a good reason for that.
