I let them know that carpets need to be cleaned after their belongings are gone, so ask them what day/time carpet cleaning is scheduled.

You'll want to change your auto-review to review them on the very last day/time possible. 

We all know daytime showings don't always reflect the true neighborhood vibe once it gets dark.  

We have known about 1031 exchange however are concerned with the 45 day time period and lack of properties to choose from, not to mention the extremely high cost of property at the moment.
