It’s very easy as tenants pay like clock work electronically and are very reasonable for scheduling repairs.

I'd say top things to keep in mind would be  Setting a clear budget Including; purchase price, repairs, holding costs, closing costs, and your profit margin.

Have you built a repair budget with a buffer?

I’d recommend adding a larger contingency for unexpected repairs, especially since it's been boarded up.

There may be other softwares out there where the tenant can put in a repair request.
