It's funny though, how a listing will sit dormant for months, but as soon as I make an offer, another two or three follow, and I lose the deal.

Appearing cold and heartless is making it even more interesting.First option is always to let the conversation go dormant, most people get it, because they have multiple applications going.If you are put on the spot, talk about missing information on their application, more background check, slow process.

Equity is great, but it's basically cash that is dormant. 

Before you make any move though, you need to account for what you have to work with cash wise not counting anything from the current duplex.In the end (beginning actually), your current equity is more valuable as liquid cash and moving forward than sitting dormant in the floorboards of the duplex...doing nothing.

Many have gone dormant during COVID but I suspect they will return and several such as @LeAnn Riley still hold online events. 

Now this is free equity, but useless, and valueless in it's current/dormant state.
