Its not unheard of for an agent to request the buyer cover the difference between the commission stated in the MLS and what they want to get paid, however in my opinion, only agents or teams who really provide a high level of service deserve to charge extra to a buyer.

Depending upon how much they want to fight, @Faun Kime, it can take a while to get them out and one to six months would not be unheard of.Without other info, from what you write you could pretty much assume the home is already trashed and will need a full gut rehab.

Ditto what @Carlos Pelegrina said @Zach Adamson-  Not many brokerages support both and for those agents who join under eXp Commercial, they receive an 80/20 split with $20K cap which is unheard of in the industry!
