Are you leaning more toward owner-facing features or automation depth?

It's not that they don't have the money to cover the rent, it's that they do not respect you enough to pay you FIRST in their monthly expenses. 

They market to home sellers, find a deal, and then market that deal to investors. 

Not to be facetious, but if the rental income only supports a $625k value, why not just pay the extra 10% and buy one of these properties to cut out the rehab risks and time to complete?

@Juan David Maldonado if it is a new hospital and not a relocating hospital a 3/2 initially it is likely going to appeal to relocating tenants as I expect they would attract staff to the area.
