Same thing when it comes to almost everything in our daily lives & how we consume/use our money. 

I browsed Zillow daily and forwarded it to my wife and our buyer’s agent, who had helped us with a personal purchase; she happens to live two doors down from the property.

Think Midwest towns, college towns, or cities with medical hubs or event/attraction traffic.Use tools like AirDNA or PriceLabs Market Dashboards to look at average daily rates, occupancy, and seasonality.

Start by networking locally & online, running numbers daily, and exploring markets with better cash flow.

I did a successful 3 month term with him in spring 2020 and received my principal and interest as expected, with the final payment being a few days late, but he paid daily interest on it, so I was ok with that... then did another agreement for Oct2020-April 2021 and stopped receiving interest payments after February and very difficult to get in contact with him via email, phone, or social media.... and here we are today

Now I am here to help others, though I do still learn daily. 

Start small: run deal analyses daily, go to local real estate meetups, talk to lenders just to understand what they look for, and maybe shadow or work for someone in the industry to see how it all plays out in real life.

Market reports don’t show whether tenants actually want to live in a suburb, or if the infrastructure meets their daily needs.

What used to be net 150 new arrivals daily is now ZERO.
