There are other specifications (like how close to the lot line on all sides, etc), but the point is, it can be done.So, I would focus my search on properties with the lot size, shape and placement of existing home that allow for additional ADU placement. 

Or maybe even just focus on properties with a very light rehab?

Focus on mismanaged 6–20 units where you can bump income with leases, utilities, and light turns, not heavy rehabs.

If that's the case, I understand your idea of focusing on foreigners instead.
