It may be easier to get 1mm in the stock market and live off their 4% or 40k/year.

These rates of return surpass what bank-provided bonds and stock dividends offer.

That's what I do with stocks. 

If you can reasonably invest that extra $1,100/month into something earning higher than 4–6% after-tax (stocks, another property, your business), you’d come out ahead financially.

Same in the stock market with REITs.  

I’m not sure whether I get another one, invest in the stock market, up my 401k, borrow from my 401k for said property, just save all the money I can for another down payment and wait a few years for my next one…?
