I was driving around the suburbs the other day, you know, very stable area, high property values, seeing if I could find that one ugly house on the street that might be having troubles, and I averaged about 2 addresses per hour. 

Mr Winkle has a point, leases are to protect both parties when they are behaving according to the agreement.

My Personal concern would be having ample cash reserves when you are done with the rehab.  2 units will eat cash on occasion, be ready.  

The painter will now be having his income reported, and have to pay taxes,  like the rest of us.

The biggest hurdle to most investors would be having good tenants after the homes are fixed up.

The good have been well behaved, quiet, and a positive experience in the unit.  

My dream is to create a real estate company serving the housing needs of middle income population, but like everything in life, it is best to start with baby steps.I like the NYC metropolitan area because of its diversity, potential for growth and the fact that it behaves somewhat independently of the national economic trends.
