A rider allowing for using your owner-occupied property as a short-term rental for a specific/limited amount of time is very different than an investment property being used as a short or long term rental 100% of the time.Also, telling your home insurance company that you STR your home occasionally does not give you extra coverage for those types of risks, it simply means if your renter burns your home down the insurance company isn't going to immediately deny your claim.

Ski train from Denver and less time on I-70 is enticing for those living in Denver.Vail is too expensive for a solid ROI, however, opportunity occasionally presents itself in/around Beaver Creek or other Eagle County neighborhoods, but one would be looking at (speculating on) appreciation to balance a lower ROI here.I think it comes down to how you look at things.

Because most owners of commercial properties are highly seasoned and have net worth of 8 or 9 figures and the ones who DO NOT often have counsel from very experienced people in the business to guide them properly when they want to sell.Commercial is more relationship driven dealing with higher numbers millions to tens of millions or more.Wholesalers might occasionally get a smaller commercial property but often at inflated prices.Experienced sellers can see through the wholesalers GAMES.

But we also do occasional drive-byes and annual inspections to see how the tenants are caring for it and hopefully catch anything that is potentially damaging before it gets real bad.Some of our clients prefer to pay for the lawn care and we charge a lawn care fee to the tenants.
