The cost of the 135 hours of material and testing, the shingle fees, the MLS fees, and every brokerage (REMax, KW, Compass etc) have monthly fees you pay to the house to be under their umbrella, as Jason noted, to cover their agent software and whatnot.

My advice is ask questions and lots of them, if they show compassion and interest in all your questions you may find a good one.

These soulless a holes have no moral compass, and are always a "victim" of a subpar contractor.I cant count how many employees/subs I have paid in full to just leave my jobsite and not return before the project is complete.

Only compassion and empathy can push the outcome of this crisis in the right direction.

Maybe you can find a tenant but the more likely scenario is the unit has a long vacancy and I say this with my rentals in a location that has a vacancy rate of below 4% and it has been years since I have not found a qualified tenant in the first open house for one of our vacancies.I wish everyone the best and hope that everyone displays compassion.

I think we all need to exercise compassion towards our tenants experiencing hardship and don't know how they will feed their families the next couple months.

Just remember compassion is a thing guys.

Never play favorites with tenants and keep rules consistent to protect you in the long run but also have a heart and compassion when needed.
