Still, my final sentiment is to invest all your profits in properties that you can own in the long term, thereby reducing your overhead of rent payments, which can be challenging to sustain over time, and engaging in arbitrage.

Rent cost to home price ratios have definitely trended downwards over the past decade, (suggesting reduced value as a buyer)... but those "rent-to-price" ratios have finally started leveling out and even increasing in some cases recently!
