While your sentiment is correct with listing the property as soon as you can (possibly even day one) if it's not ready for rent, it won't matter. 

The property itself has sentimental value in my family as well, so it will be a long term hold.

From working with an S8 specific contractor the sentiment was that many people don't want to work on distressed properties, as they can work in nicer areas and charge more money.

It makes senseI know the sentiment in Ontario is not great right now when it comes to housing and combine that with tariffs and change in immigration strategy for Canada, I think it's going to get worse before it gets better.Looking forward to more insights and opinion on this.
