But @William E. rightly recognizes that a unique opportunity has come your way through that walk through couple.Normally a 1031 exchange on this project would be difficult to defend because the timing and process would look awfully like a fix n flip and those do not qualify for 1031 treatment.

Properties acquired with the intent to buy, rehab/flip and then sell do not qualify for 1031 Exchange treatment.

Through the wall is cheaper but an eye sore (for the neighborhood) and pain when looking for replacements.

The tax treatment for your rental properties is the same whether you own the properties in your own name or in your LLC.  

Big tiles go down fast but errors stick out like a sore thumb, as does less than flat floors or out-of-square walls.

Get some of that "frosted" look window treatment from the local home improvement place - not a heavy pattern, but enough to to allow the light to still come in, but blur or remove the view of that gas station.  

@Rose Martin - when you say "shutters" are you referring to exterior shutters or interior window treatment?
