Big tiles go down fast but errors stick out like a sore thumb, as does less than flat floors or out-of-square walls.

Get some of that "frosted" look window treatment from the local home improvement place - not a heavy pattern, but enough to to allow the light to still come in, but blur or remove the view of that gas station.  

@Rose Martin - when you say "shutters" are you referring to exterior shutters or interior window treatment?  

You can call a termite company to give you a quote for treatment and they will come out and inspect your property for free or a minimal charge.  

In my SFR, I pay for the initial extermination treatment when the tenant gets possession.

You probably need a Sub S corp for the best tax treatment. 

My business model is specing construction materials and designing rooms then ordering custom furniture and window treatments.

Property that has been purchased with the primary intent of immediate resale (yes, fix n flips as they are traditionally understood) does not qualify for1031 treatment.  

Also as described above rental vs flips could have different treatments.
