In a pot i put quinoa, a bag of mixed frozen vegetables, lots of water, 2 bay leafs, salt, pepper, olive oil, 1 lemon, black pepper, italian herbs, 1 habanero (which i pulled out later).

Additionally, i see you guys talking about credit pulls, just out of curiosity , do you not have your credit frozen?

BUT I feel frozen and have completely lost my confidence because I don’t have anything or anyone backing me up now!  

The tenant never told his girlfriend about the 10 day notice but did tell her they would move out whenever they wanted because the news is saying all evictions are being frozen and there is nothing the landlord can do about it whether he pays or not.

Trying to manage this yourself is basically an open invitation for pretty big problems (e.g. break-ins/vandalism, frozen pipes/water damage, etc.) -- failing to hire a property manager in an effort to save some $$$ when you're not local AND you're not intimately familiar with the market is almost always a penny-wise, pound-foolish move.

Here is a list of some of the equipment we keep on hand:- mobile AC units (looks like a dehumidifier)- electric heaters (several, because I don't like frozen water pipes)- shop vac- puddle sucker pump comlete with long discharge hose and extension cord- carpet fans- 30" squegees on a broom stick handle- ozone generatorYour ability to respond within hours and show up with first aid keeps your tenants on your side, becaus they pysically see the steps you take.

Welp... that's a lot better than what I found with the last house clean out. 1/8 of Tequila 1 tiny piece of the green sticky ickysome frozen Jack Daniels Pork I had a decent 15 minute party w/ my found treasure 

I'm also keeping the remainder of the current build cost available in cash, just in case the credit line gets frozen.                 

They will often prepare meals - even if it's just microwaving a frozen entree. 

So, for example, they reduced my taxes by $126 this year but I paid more than that because the 25% plus $100 freeze fee added up to $138 (but at least the assessment is frozen for the next two years).
