@Steve Racicot  Notary does nothing for a PG and or a promissory note.. not necessary and gives no further protection for the lender.... it  is not common to notarize those two documents.you notarize the mortgage and record it.. that's what gives the investor their security.. the prom note is simply a prom to pay.. and establish's how much is owed if the lender has to foreclose and what the repayment terms are.. this is all very simple stuff a 10 minute visit with a closing attorney there in Il will get this done.. and out our way we would simply go to  a title company and they would prep the docs for you

Wha.... the... now how.." me, interupting them -"Look, Bob, it's simple, I know what the property is worth today, and what it's gonna cost to get this thing fixed up into her best "prom dress" to get her to her best selling potential, how long that will take, and I got a decent hunch on where the prices will be then that I am willing to risk, but 3 months, come on Bob, you don't think me soft in the head do you?

Soooo.....is it realistic for me to expect an ET Co of my choosing to draw up a standard Prom Note and DOT which will reasonably and legally protect my interests, including assignment of rents language, assigning a Trustee (which would presumably be the same Esc/Title Co) and getting everything properly recorded?

I am sure the big boys will comment on this.. but I think if you contact these folks and ask to borrow money on a single note single DT or an unsecured Prom Note your probably fine.each state though will be different..
