to be competitive  - get 100%  pre approved with a lender using whatever hypothetical scenario you want to use so that you are prepared to provide a tight / strong  offer to a seller when needed ….consider making the  closing period  as short as possible and  try to get some money earmarked to  provide as  your earnest money deposit

I don't know the company.. although one time I asked for proof of funds from someone using them and they sent over a screen shot of Sherman bridges rehab fund account.I went back to the buyer and said this is no POF  these are funds earmarked for their loans in place not to be used to fund new deals.

In that case, you have to have money earmarked there and maybe something happens where you don't close.What happens if the contractor finishes, but to a really dismal level of quality?

If you want to build a small business on top of this long-term plan, by all means, buy some real estate.Disclaimer: I personally hold most of my long-term retirement / 401k type investments in a similar fund and invest heavily outside of this fund in real estate to build a lifestyle business independent of long-term savings earmarked for retirement.

It is possible to run the different "child" series within the Series LLC under a single bank account, but you need to end up tracking expenses and "earmarking" them correctly - Quickbooks is a great tool for this.
