If there's garbage doing damage around the house or  exterior, that's something to correct or evict.  

Also a fee for garbage, accounting/legal fees, repairs and maintenance.

So, as a matter of practice, I would always include those utilities in the rent if they are a flat fee utility such as garbage.

I think the STR arbitrage model is total garbage.

Make sure your lease stipulates its a "shared property" and list all the rules to make sure they toe the line, garbage, one vehicle(where parked), noise, no personal items in yard, everything you can think of or choose/whatever.

Do your research, real actual research, learn a thing or two on this"More of your condescending garbage.

This has been my experience also, I think the best thing about it is that the BP brand and platform acts as an almost filter, and gets rid of many of the garbage leads I think would normally get through.
