Thanks for weighing in, always appreciatedAS long as they are not creating infestations and Mold and are just normal tenants. you know mattress on the floor  cloths heaped in a pile in the corner  one couch one big screen and maybe a table to eat on.. but no bugs or mold then thats the main issue I think

That's a seperate issue that's going to be handled eventually but the big issue is I suspect that an occupant in one of the units is dumping large objects next to and inside the dumpster (ie doors, mattresses, an elliptical....) that I then have to move out and pay to send to the dump.

How about this idea.What if your Dad sold his hoarder house and put the hoard in several small storage units.Then you and he move in together and house hack something bigger (but that unit is known as YOUR unit--he lives with you).Both share management responsibilities sensibly and also profits and losses as partners.All new hoarded hoard things MUST go into a small storage unit.Or keep the hoarder house and rent it out--but that keeps your down payment cash pile the same.You can buy all new furniture and mattresses at IKIA or Target and have a fully furnished apartment on the cheap.

The big thing is also to rent fully furnished units. kids nowadays just want to move in, mattress have to be legally changed out within every five years.
