I don't think it passed in either neighborhood, but lets you know where the sentiment is.There is no specific tax offset for new construction that I've ever heard of. 

Oh and the economy, interest rates and buying sentiment matter too!!

There are some groups, like Chris, that are on these forums, but generally I would say the sentiment towards syndication on these forums has soured, and therefore the syndicators themselves have stayed away. 

Don't start throwing ideas at them like seller financing or numbers etc until you have an idea of if they actually intend to sell and what their needs are around the sale.This is very practical advice and I agree with the sentiment about not going into a conversation presuming anything about where their headspace is at.

but i also 2nd @Jay Hurst's sentiments - get a 2nd or even 3rd opinion on DTI/ full doc. i personally love files that are puzzles, i get some weird satisfaction out of figuring out how to make it work on full-doc, especially when my client has been told "no" before. if it doesn't work now, a good loan professional will help you create a path forward.
