You Ramen people are all out of line.When I was in college I could get a can of tuna (protein), macaroni and cheese (carbs), and a can of cream of mushroom soup (flavor) for about $1.10. 

I believe they handle everything from soup to nuts. 

We actually carry an immersion water heater with us in our travels, like students at a hostel, AND have had to use it multiple times to boil water for coffee, tea, and ramen soup in some places, some of which looked oh so nice in their listings.Luxury hotels INVARIABLY overpromise and underdeliver.

And the plot thickens.

I think the bigger issue in Texas is going to be talking people into selling on contract at all. unless the house is a disaster .. given how robust the market is currently.. its soup de jour for a lot of investors.and wholesalers are like fly's out there they are everywhere...

If what is underneath is compact enough (looks like a gravel base) I'd slap another layer of asphalt right over the top, thickening up what is there now and filling in the bare spot up to the level of the rest.

If you want to make yourself feel good go serve lunch in the soup kitchen AFTER you raise her rents.

All year round there would be a line outside 31st street for a soup kitchen.

Spend $150 or so up front for a title search and you can eliminate bad deals before they require you to rely on lawsuits to enforce seller warranties.
