I think the bigger issue in Texas is going to be talking people into selling on contract at all. unless the house is a disaster .. given how robust the market is currently.. its soup de jour for a lot of investors.and wholesalers are like fly's out there they are everywhere...

If what is underneath is compact enough (looks like a gravel base) I'd slap another layer of asphalt right over the top, thickening up what is there now and filling in the bare spot up to the level of the rest.
