Now granted a large chunk of that is principal but if your roof lasts just one year, you are cash flow ahead to wait.We don't get near as much rain here as you do but it's my experience that roofs leak around the edges like flashing and eves.

Not saying you can't pull it off but not the norm.I flash back to one of my bizz partners in Honolulu they build High rises.

For example, one thing I'm trying to figure out at the moment: is there a difference between counter wall flashing and head wall flashing?

@Jay Hinrichs They are very slick when they advertise how good their program works when they are flashing the mansion and exotic sports cars as some sort of proof what they have is the real deal.

If the problem (for example a water leak) is not immediately identifiable you ( or contractor) can cut a square hole in the drywall, take a look up there using a flash light to locate the problem, then once it is fixed, patch it up, paint over it and it will be good as new.

Unfortunately, in these families, money can be a flash point for disagreement. 

What you are supposed to do is cut a small hole in the ceiling and go up with a flash light to find the leak.

Call my lawyer and open up an escrow and have my flash funding source send the money?

News flash for everyone: People don't buy distressed homes at a price that only allows them to break even.

If it is in some spots and its a finished area they will need to flash it before putting down flooring.With the steps, again what is out of level, as steps should not be level to make sure they are pitched to let water run off of them.
