To change this would be saying to staff and the public (through city council) that they are wrong about what the city needs going forward.Variances typically occur when there is a problematic property in the current zone--usually when the building's original purpose or lot configuration is also non-conforming.

Aloha,While I am sure in many rural areas it would not be an issue, generally the USPS only delivers mail to addresses from the property tax records.To split utilities, it largely depends on how they are currently configured.

Whenever I replace kitchens in small single family rentals, I try to configure them to be in a straight line ( like a Gally kitchen ) so the replacement of them is easy and accessible at any home depot or Lowes. 8 ft long sectionals are extremely cheap and come with the countertop most of the time.

In these cases, this is my preferred method.Pros- Great option for tenants without email or who are not tech-savvy- Requires no front end set up from your end as the landlord/property manager- Typically results in more on-time payments since it takes the human error out of bill paying- No fees for the tenant or landlord/property managerCons- Not all financial institutions offer this - Does not allow you to configure late payments, fees, updated rent etc.- Requires slightly more time on the bookkeeping side to ensure the deposit hit your account and sometimes it difficult to tell at first who the deposit is for- Tenant at any time can stop the direct deposit from their end
