I'd probably also select an outfit that does the management.  

I got it this spring for 8k from the people who lease to home depot and other outfits.

They have a more modern view the marketplace than some of the other, more traditional outfits like MDS.When I was active in senior housing, I was the in-house feasibility study point person doing both the forensic analysis of the market and competition ultimately making the recommendation for go/no-go on a project.

Worst outfit I've ever dealt with. 

Why would they want the hassle of completely outfitting a place and being responsible for the wear and tear on the furnishings, but hey, what do I know? 

Most of the times the small local outfit is the best choice, both for service & costs.Expat connection?

Market as luxury- outfit furniture appropriately.   

Testing the market is actually pretty expensive unless the place is already outfitted- but is really the only way to answer the question.
