Unless your property is going to be rented out to a large family that all takes their showers back to back like a football team, there’s not really any benefit to having a tankless water heater installed. 

Some possibilities, maybe become very active in a local men's baseball/softball league.

I want to share the gospel with young men and women to impact their lives for the sake of Christ, I want to do that through coaching High School football and youth ministry both of which I am stepping down from over the next year because of current job requirements.

Vacation being a trip to the state fair, softball HOF, visiting family, etc.Could your parents not just rent the property from you? 

I dare say not a few of us think this whole fiasco is 35% Health related and 65% political football. 

Saw a Shark Tank episode a while back where some dudes had a pretty good business model of getting homeowners in huge college football towns to rent out properties. 

Many friends went there and a couple of my buddies played football for the Cards!
