Since I’d end up paying retail for the rehab myself because that’s not where my skillset is, my logic is my time is better spent elsewhere and the economies of scale I gain by using a large TK outfit essentially equate the the delta between any “deal” I may get on my own and the amount I’d end up spending as a small “mom-and-pop” investor to a contractor/crew.

@James Wise  there is one bigger player there I know I went and checked out his out fit well run 20 some employees.. although I will just have to say that 45k homes in Detroit are no way B class easy to manage.. having done hundreds of funding's there and know the areas..

There are smaller more mom and pop turnkey outfits who have done a few flips here and there and usually they have horrible marketing and digital footprint.
