If you take over their accounts (which is a violation of terms of service) and they find out, you will get those account banned and lose it all.I would work hard to start over and get those bookings over to your new account.

Many coastal towns in Florida are restricting short term rentals or banning them.

Have a plan B if you're in an area in which ST rentals could get banned.

Maybe ban the whole property....

One of the policies we saw had the breed exclusion that said something like... the breed exclusion applies if the dog breed is declared a dangerous breed in that city, state, etc or any surrounding municipality.Literally the city next to the one in question has a dog breed ban that they don't really enforce but as far as I'm concerned would open the door to a dog bite liability claim being denied.

You just have to do your due diligence.Getting a great deal on a great property could offset the higher interest rates.Other tings working against you:Higher property taxesHigher Insurance rates (if you can even get insurance)Local STR rules and fees.Changing STR rules that ban STR's after you purchase one.Etc.

If the HOA decides to ban rentals or restrict lease length, you're out of luck.
