The pro tenant anti land owner ideology of California, Portland and the like is being widely rejected by the rest of the USA.

Similar to managing IT, many of the same ideology translates the same way.

With this mentality i sincerely suggest you stick to Class A stuff and maybe challenge your thinking if you continue with that kind of ideology.

Unless Biden changes the stepped up basis and 1031.. which my CPA thinks wont happen.. real estate investors cross all political ideologies. working in the Timber business for a decade we dealt with stepped up basis a lot.. 

But not every buyer subscribes to that same ideology.

Make sure the VA understands the ideology of roommates and renting rooms separately.Most of the landlords use air table for this purpose as it makes managing rooms easy.
