Lots of barriers, lots of systems, but could be very rewarding financially and able to enable young professionals to live closer to employee entrance and save a ton of money.

The LLC can act as a legal barrier to prevent liabilities for assets within the LLC from exposing assets outside of the LLC.

The 3rd thing that has reshaped my entire opinion of the tax advantages of real estate, is seeing my 88 grandfather holding five quite valuable illiquid properties, long story short it’s a mess, it’s causing family drama, he is in zero shape physically or mentally to manage them, the all have cap-ex needs, again these were amazing buy’s literally multiple properties he bought for under 50k that are now worth over a million but there is probably a time and a place for owning real estate, so I don’t really have a need to own more than maybe a few properties into retirement.

There's low barrier of entry in most parts of the country. 

When you tell someone you'll do anything, it puts the burden on them to figure out what to do with you and creates one more barrier to entry for you. 

I'd say they are more a function of the local fundamentals; low inventory and in some areas the lower barrier to entry.

Don't let maximizing the interest on the down payment be a barrier to entry, or an excuse, for investing.

Given your goals, it might make sense to look into landlord-friendly states with lower barriers to entry and stronger cash flow potential.

I personally could give a rip about the buyers safety if they dont know any better and get wiped out so what.. but Sellers thats a whole different matter.. a sub 2 gone bad can destroy them financially emotionally physically break up marriages etc etc.
