Agreed about mission valley doing well over the long term the river revitalization projects as well as the new stadium development really excited us, of course you can’t anticipate appreciation but we think mission valley will be a desirable location for the foreseeable future for sure. 

House is within walking distance to the zoo and local garden, a 5 minute drive to downtown stadium, bars, university and event arena.

I have a house in the historic district of Phoenix near the stadium that I was considering turning into STR and then making available to an OOS investor who wants to do that, but I don't have a handle on the numbers to see if it's a viable deal.

Within two blocks we have both a Marriott hotel and Hilton hotel,a 15000 capacity stadium and the Olympic museum all under construction. 

As an LA native, I see lots of potential in this region with the new football and basketball stadiums + lots of new Chipotle/Five Guys-esque restaurants popping up.
