Your personal assets are protected by the LLC structure, and the claim didn't exceed the combined insurance limits, so the LLC's assets might not even be significantly impacted beyond the deductible and potential premium increases.If you only had the umbrella and not the LLC, a claim exceeding your underlying limits could still potentially put your personal assets at risk if the umbrella limit was also exhausted or if the claim wasn't fully covered.

They are nothing more than an RV at best.So, like @John Underwood said, you might be able to get a loan for the bare land, but will be on the hook for the improvements, utility runs etc.Just be prepared to have a bunch of cash on had to get rolling.

Relying too much on a HELOC can really make things tight if you exhausted all your savings and the property is not going well. 1% is a broad way to "weed" things out but I would still run #'s any on deal that looks interesting.
