No mortgage, no pets, no tenants.....and I'm enjoying the hell out of it, and Cappadocia is very affordable as well with lot of beautiful scenary from there to Kusadasi LOL Gaining money from US real estate/stock and spend it outside the US is really the best way to do it, congrats :-)ps: turkey currency is so cheap these days that it's even lower than most Asian currency.

You are still overthinking it a little: no need to incorporate inflation, because it is just a devaluation of the currency, so it effects income and expenses alike.The fact that you are planning for capex items already puts you ahead of at least 50% of new investors, who just think about PM and repairs.One major realization is that you need equity growth to pay for capex.

I am fine with productive discourse but when it is arguments from theory, 2nd/3rd hand knowledge it's just.... well it's a waste of my time to be honest, I can not help someone with their perception of instruction on something they have never experienced, especially something as variable and "wild west" as terms deals, as I have said the whole segment of the terms.... dream it up and that could be it the only rules are both parties agree, can legally enter a contract and equitable exchange of goods, services or consideration (contract'ese for currency).
