@Diana Palavra just about any new business will have startup costs.Your's should include learning about local pricing.So, suggest you offer to pay 3-5 contractors to walk a property with you (take VIDEOS!)

Then I find out a week ago they sold the property at a loss, ALL my capital is gone, and Ken McElroy goes on his merry way making youtube videos about how much money he is making. 

I don't know either of these gentlemen beyond this one video so take this feedback based on that.

One thing I have to remind people is real estate is a business — even if you’re just house hacking to help with your mortgage.When I first started watching videos and hearing success stories, it was easy to get hyped and focus only on the wins.

If you apply Class A assumptions to a Class C or D property - disaster!

Next steps: get pre-approved, set firm investment criteria (price, cash flow, cap rate, neighborhood deal-breakers), build a local team (agent, inspector, property manager, contractor), run real rent comps and conservative rehab budgets, start touring deals (or have your agent/video tour), and practice underwriting 5–10 deals so you can pull the trigger quickly; aim to buy the first one once your numbers, reserves, and team line up.

We pay them 10% of net profit and can pay them through Paypal using the software but I prefer to meet them at Starbucks and record a video giving them a check.
