There are better and worst neighborhoods of all the towns you mentioned and for a MTR in a hospital community that is what you want to target.

Appreciation is great long-term, but if the West Town deal slows down your DTI and delays your next purchase, that works against the plan.

But like all counties in New Jersey, Essex is very much town by town. 

Hopefully it’s an out of town STR and you can show airline tickets or gasoline purchased in town.

Ideally would like to sell as 2 condos for maximum profit, but if town won't permit that, am willing to refinance and rent out with anticipated combined monthly rent of $4800.

I have been looking at small towns across the West and stumbled across one that completely surprised me.

Personally, I think it’s a nice riverfront town with a lot of potential.
