I have been watching this project for years and it seems to be finally up and running.  

I'm sure it varies by area.Start by giving the tenant notice that they need to pay the utilities or get out and you want proof that they are paid by a set date. 

Maybe at renewal write that in if they want to stay.  

Looking for some advice here:I gave my tenants a 6 months heads up that the lease would not be renewed as we are going to renovate the unit.

I just did a rental that had to be basically redone top to bottom, and we had to do everything from remove a sub panel that we did not think we had to do to re-pipe a lot of the house due to the old piping and moving the kitchen around. 

Most tenants stay 5-10 years so there’s almost zero vacancy.
