I do have this one rented until January and love doing Mid term so hopefully both won't be STR all the time.We get all sorts of guest coming for vacation, work, Braves games, Weddings and family gatherings but this is not a vacation area per se.

But my guess is you are both committed to house hacking and each other so bit of advice; save money for home (my wife and I put money to house over elaborate wedding) and  ask for renovation tools for wedding gifts  :)

I have a rental property that I paid for using fha for about 200k and I owe 191k on it I want to be able to hold it long enough to build equity, get a heloc on it and buy another one maybe duplex tri plex etc. however this year I'm going to be at a stand still because I'm going to paramedic school which is a year and I'm saving up for my wedding because I am getting married shortly after.

They said on 6/16 (Thursday) they sent another Pay or Quit notice with June 20 (Monday) being the holiday, that leaves Friday/Tuesday/Wed as 3 business days and they said they can file eviction Thursday next week but the correct legal ramification of accepting partial payment is you lose the right to file eviction this month.

It’s a great opportunity to scale and control more of the block, but I’m stuck figuring out how to finance a third property, especially with the following constraints:  My Challenges:  My current home is under an FHA loan, so I can’t use another FHA product.I’ll need to refinance the FHA loan to convert the property into a conventional investment loan, but I haven’t built up 20% equity yet (even though appreciation helps, I know lenders go by appraised LTV).Down payment for a conventional loan would likely be 20-25%, which is hard to come up with quickly.My DTI is decent, but cash reserves are tight.We’d ideally like to purchase before our wedding in Feb 2026 while we still qualify individually.
